Considering a New Home Over a Resale Home?
There are several advantages of buying a newly constructed home that you may like to have including: ability to customize, functional floor plans, more windows/natural light, modern comforts and features, newer infrastructure, and no home repairs such as roof replacements to deal with.
Understand that the process of buying a resale home is different than buying a newly constructed home. There are varied building performance standards, buyer incentives, standardized features, optional features, upgrades, and more to consider. Note that the sales representatives or real estate agents who work for the builder are there to represent the builder, so it is extremely important to have a knowledgeable agent working for you as your agent and representative. The process in Connecticut is not the same as it is in Colorado. Reach out to learn about the new home buying process in Connecticut and see below for some ways I can help you during the process.
Here’s an idea of some of the things I do as your new home buyer’s agent:
- Research subdivisions and builders
- Educate you on developments, builders, subdivisions,
construction, and the new-home purchase processes. - Help you understand realistic expectations of markets and properties.
- Help you define your needs and preferences.
- Schedule visits to model homes and appointments with sales
representatives. - Accompany you on visits to model homes as they are available.
- Help you evaluate houses, lots, subdivisions, and locations.
- Prompt you to ask important questions.
- Advise on the cost-benefit and resale value of upgrades and
options. - Help you negotiate various negotiable terms.
- Monitor construction progress.
- Create and maintain a paper trail.
- Remind you to schedule inspections at critical construction
phases and provide a list of inspectors. - Accompany you on the final walk-through and call attention
to items for the builder’s punch list of items for completion or
correction. - Accompany you to the closing depending on current procedures in place.
Choosing a new home, customizing it, and anticipating the future of living in it is exciting. It’s building the home that fits the dream, instead of fitting the dream to an existing home.
